Woodinville isn’t just where I work. It’s where I grew up, where my family still lives, and where I’m raising my own daughter.

I know the feeling of driving down NE 175th and recognizing the same farmhouses from your childhood that are now surrounded by new development. I know what it means when a longtime neighbor calls to ask if they should sell before the market shifts — and how much trust is wrapped up in that phone call. I know this community not as a market, but as a home.

As a proud Woodinville High School alumna, I’ve watched our town grow while still holding onto the values that make it worth staying. That deep, personal connection is the foundation of everything we do at Homes by Molly Haines — and it’s the reason I created this publication.

Why I Started The Woodinville Journal

A few years ago, I sat across the kitchen table from a couple who had lived in their Woodinville home for over 20 years. They’d raised their kids there, built equity, and watched their neighborhood transform around them. They had one question: “We think we want to sell — but we have no idea if we can afford to actually go anywhere.”

That question stopped me. Not because it was unusual — I hear it constantly. What stopped me was how alone they felt in it. They’d been reading the headlines, watching rates climb, hearing neighbors talk about capital gains — and they had no one to just sit down and explain what any of it actually meant for their specific situation.

That’s the gap I want to close.

Unfortunately, there was no single trusted local resource that answered these questions clearly, honestly, and without trying to sell something. So I built one.

From the Capitol: What I Heard — and What It Means for You

This past June, I joined REALTORS® from across Washington State in Washington, D.C. for the National Association of REALTORS® Legislative Meetings. We walked the halls of Congress, met with members of our state delegation, and made the case — face to face — for policies that protect homeowners.

1. Capital Gains Tax Exemptions

The current $250,000 (single) / $500,000 (married) exclusion hasn’t been adjusted for inflation in decades. Meanwhile, home values in Woodinville have more than doubled since many neighbors purchased. REALTORS® are actively advocating to protect and expand these exemptions.

2. Housing Supply and Affordability

The single biggest driver of unaffordability isn’t interest rates — it’s a shortage of homes. Washington State has a significant housing deficit, and the federal debate centers on how to incentivize new construction without displacing existing communities.

3. Private Property Rights

Several proposed regulations would expand government authority over how homeowners use, modify, and transfer property. REALTORS® pushed back hard — and made clear that homeowners, not bureaucrats, should control what happens to their property.
