Bothell Housing Market Update, November 2026: Prices, Inventory and Days on Market
Every month I get the same question from Bothell buyers and sellers: "So what is the market actually doing?" The honest answer is that it depends on which report you read, which part of Bothell you mean, and what kind of home you are talking about. This month's update walks through the latest numbers I could find, and tells you where each one comes from.
Bothell sits across the King and Snohomish county line, and it borders Kirkland, Kenmore, Woodinville and Mill Creek, so I work it as part of the wider Eastside and north end market. A median price for "Bothell" can swing quite a bit depending on how a data provider draws the boundary, so I will name the source and the period for every figure below.
I'm Molly Haines, a real estate broker with Real Broker LLC, and my team, Homes by Molly Haines, works with buyers and sellers in Bothell on both the King County and Snohomish County sides of the city.
Prices: About $1 Million, Down From Last Year
There is no single Bothell price, and that is worth saying plainly. Here is what the most recent data shows:
- Median sale price: Redfin reports a median sale price of $999,524 in Bothell for the three months ending September 2026, down 9.1% from the same period last year. The median sale price per square foot was $454, down 10.4%.
- County context: The NWMLS September 2026 county recap put the median for homes and condos at $850,000 in King County, unchanged from a year earlier, and $720,000 in Snohomish County, down 0.35%. Bothell spans both counties.
Keep in mind that sold prices tell you what buyers actually paid weeks or months ago, not what sellers are asking today. When sold prices are running below the year before, as the Redfin figure shows, sellers who price off last year's results can find themselves sitting on the market.
One more caution: a citywide median mixes townhomes, condos, older single-family homes and new construction. It is a useful signal, but it is not a valuation of your home or the one you want to buy.
Inventory and Days on Market
Homes are taking longer to sell than a year ago, and buyers have more to choose from:
- Redfin, three months ending September 2026: a median of 33 days on market, up from 21 days a year earlier, with about 2 offers per home on average. Bothell had 135 sales in September, down from 141 a year earlier.
- The NWMLS September 2026 county recap: active listings of homes and condos were up 31% from a year earlier in King County and up 44% in Snohomish County, with about 4.7 and 3.85 months of inventory.
One caution when comparing these: Redfin's figures cover Bothell itself, while the NWMLS figures cover all of King and Snohomish counties, so treat the county numbers as the backdrop rather than a Bothell measurement.
What I take from all of it: inventory is not scarce, price reductions are part of the picture, and well-prepared, well-priced homes still move faster than the averages suggest. County supply of about 3.9 to 4.7 months is generally described as a more balanced market than the very tight conditions we saw a few years ago, though the exact label depends on the price range and property type. If you want exact NWMLS numbers for a specific price band or neighborhood, I am happy to pull them for you.
What This Means If You Are Selling
With more choice for buyers and sold prices below last year, pricing is the decision that matters most. A few practical points:
- Price from recent sold comparables, not from last year's headlines. The gap between asking and sold price is where buyers find their negotiating room.
- Expect inspection and repair conversations. Buyers with more options tend to ask for more clarity on condition. A pre-listing inspection can help you see issues before they do.
- Prepare the home before photos, not after. Days on market count from the day you list, and a slow first two weeks can be hard to recover from.
- Know your timeline. If you need to sell by a certain date, say so early so we can build the pricing plan around it.
I cannot promise how fast your home will sell or what it will bring. That depends on the condition, the street, the price range and the week you list.
What This Means If You Are Buying
More inventory and softer year-over-year prices give buyers more room than they have had in a while, but it is not a free-for-all. Homes that are priced accurately and show well still draw multiple offers in some pockets, as the Redfin figure of about 2 offers on average hints.
- Get your financing in order first. Rates and loan programs shift, so talk to a lender about your actual monthly payment, not just the purchase price.
- Compare by property, not by city average. A Bothell townhome, a 1970s rambler on a larger lot and a new construction home can sit hundreds of thousands of dollars apart.
- Look at price history. A home that has been reduced once or twice tells you something about what the market will bear.
- Confirm the details that matter to you. If a home's assigned school matters to you, confirm it for the specific address with the district, since Bothell spans King and Snohomish counties and more than one district can serve addresses in the area. Boundaries can change.
- Check which county the home is in. King County and Snohomish County have different property tax rates and permitting offices, which affects your costs and any plans to build or remodel.
Final Thoughts
The Bothell market right now is not one story. Redfin puts the Bothell median at about $1 million, down roughly 9% from last year, with homes taking about 33 days to sell instead of 21, while listings across King and Snohomish counties are up sharply. What matters most is that pricing, preparation and a clear plan matter more than the headline number. As new NWMLS monthly data is released, I will keep watching it and update this picture.
If you want a number that applies to your home or your search instead of a citywide figure, I can put together a short comparison for your street, price range and property type.
